

What is a home inspection?
A home inspection is a thorough walkthrough of the entire home — from mechanicals to cosmetics. Drawers, electrical outlets, HVAC, plumbing, and everything in between. It's for the buyer or seller to know their investment is a solid one.
Why do I need a home inspection?
A home inspection gives you the knowledge that you're not buying a home with hidden issues. Even if you work in construction, do you know every part of a home? This inspection is for your protection and peace of mind.
What does a home inspection include?
All aspects of the home: roof, HVAC, plumbing, electrical, water pressure, signs of mold, air conditioning temperature output, missing or damaged shingles, water damage, moisture in walls, and much more. The goal is to educate you on what you're buying or selling.
How much does a home inspection cost?
We charge à la carte, based on total square footage under roof. Additional reports (4-Point, Wind Mitigation, etc.) are priced separately but bundled at a generous discount. We don't charge you for something you don't need. (Pool, location and additional buildings may affect price — a quote is given per property.)
Could a house fail a home inspection?
A home inspection is about knowledge, not pass/fail — but it will show you any issues so you can make an educated decision: negotiate with the seller, make repairs before listing, and so on.
Why can't I do it myself?
You can — but if you're not familiar with all aspects of a home, you could miss things. Most sellers also require a licensed inspector's report before acting on any issues found.
When do I call a home inspector?
If buying, schedule right away — your contract gives a set number of days for the inspection period. If selling, a pre-listing inspection helps you get ahead of surprises.
Do I have to be present?
No — we access the home via lockbox code, Supra key, or someone meeting us there. If you attend, please give Andy 30–45 minutes to start so there's something to discuss when you arrive.
