What is a home inspection?
A Home Inspection is going through the entire house and checking everything from mechanicals to cosmetic items. Drawers to electrical outlets, etc. The entire home so, you know your investment is a good one. The Home Inspection is for a Buyer or Seller (the client).
Why do I need a home inspection?
The need for a Home Inspection is for the knowledge that you are not buying a home that may or possibly have issues in the near future. Even if you are in Construction, do you know every part of a home in order to make sure there are no issues today? The inspection is for your protection and comfort.
Could a house fail a home inspection?

Because a Home Inspection is for your knowledge, it doesn’t “fail” an Inspection but, will show you any issues in order to make an educated decision. negotiate with a seller, fix things before putting it up for sale, etc.

When do I call a home inspector?
If you are buying a home, you would schedule your Home Inspection right away in most cases. You should find a Home Inspector you do want to use as soon as possible in order to be ready. Your contract will give a certain number of days that you and your Real Estate Agent have included in the Contract for a Seller to accept and you will need to have the inspection itself done before this time in order for time to get the report back, reviewed, and make any further decisions from there. If you are selling a home, there is not the same timeline as buying.
What does a home inspection include?

A Home Inspection includes all aspects of a home from, mechanicals meaning: Roof, HVAC (Air/Heating), Plumbing, Electrical and so much more. How is the water pressure, any signs of mold, air condition blowing at the correct temperature, shingles missing or need to be replaced, water damage, moisture in the walls. All of this is checked and a whole lot more. The goal is to be educated in what you are buying or selling.

How much does a home inspection cost?

Here at All County Home Inspections, Inc., we charge Ala Carte. We go by the total under roof square footage for the Home Inspection and then for each report after that (4-point, Wind Mitigation, etc.) is an additional charge if needed but, a hefty discount is given with the additional reports. We do not like to charge you for something you do not need.  (*Pool, Location, additional buildings, etc. may increase price – quote is given per property)

Why can’t I do it myself?

You can absolutely do an Inspection yourself but, if you are not familiar with all aspects of a home, you could miss things. If you are buying a home and want to use any issues found, a seller will most likely want to see a licensed inspectors report.

Do I have to be present during the inspection?
No, you do not need to be present. We gain access by several different ways: there is a code on the home, we have a “supra” aka “electronic key”, or someone can meet the inspector at the home. (If you do chose to meet the inspector at the home, we ask that you give 30 -45 minutes for Andy to start in order to actually have something to talk about when you get there.
